Holidays-Normandy – Ursula Gîte
🧾 Property & Booking Terms
The gîte is offered as a self-catering rental by the owners, Lee Edwards & Samantha Beavis, to the named renter (the Client).
All payments are processed in Euros (€). A 10% deposit is due at booking, with the remaining balance due 30 days before arrival.
Free cancellation up to 30 days before arrival. Cancellations less than 30 days before check-in are non-refundable.
By booking, the lead guest accepts all terms in this agreement.
💶 Security Deposit
A €300 pre-authorisation hold is taken before arrival and automatically released after departure, subject to a satisfactory inspection of the property.
The deposit is not a charge unless damage, excessive cleaning, or rule breaches occur. The Client’s liability is not limited to the deposit amount.

By checking in, the Client accepts the property and its contents as clean, complete, and in good working order. Any missing, damaged, or non-functioning items must be reported within the first 24 hours of arrival. After this, the inventory is deemed accepted.
The Client is responsible for any damage, loss, or removal of items during the stay. Repair or replacement costs may be deducted from the pre-authorisation.
For transparency, the Owners take date-stamped condition photos before each check-in.
🧹 Cleaning
Standard cleaning is included. Guests must leave the gîte tidy and respectful.
Excessive cleaning includes, but is not limited to: stained linens, furniture spills, strong odours, unwashed dishes, pet mess, rubbish left throughout the property, rearranged furniture not returned to place, or misuse of cleaning products.
The mop is for bathroom use only to avoid floor damage.
🧾 Tourist Tax
A small taxe de séjour is payable either at booking or on arrival depending on booking platform.

🕒 Check-In & Check-Out
Check-in: After 4:00 PM
Check-out: Before 10:00 AM
Late checkout (subject to availability): €20 per extra hour.
Luggage storage may be available for early arrivals—please ask.
👨👩👧👦 Occupancy & Visitor Rules
- The gîte accommodates up to 10 guests.
- Only guests named on the booking may stay overnight.
- Day visitors are allowed only with prior approval.
- Additional unstated guests may result in immediate termination of stay with no refund.
- No parties or events without approval.
- Quiet hours begin at midnight; respectful noise levels required at all times.
🚗 EV Charging
EV charging is not permitted unless using approved charging equipment provided or authorised by the Owners. Unauthorised EV charging may damage the property’s electrical system and may incur charges.
🪑 Furniture
Guests may move furniture gently during their stay but it must be returned to its original position before checkout. Any damage caused through moving furniture is chargeable.
🐾 Pets
- Up to 2 well-behaved dogs allowed (€5 per dog per night).
- Dogs must remain on a lead outside the gîte area.
- A dog bowl is provided; no other supplies are included.
🚭 Smoking, Vaping & Candles
No smoking or vaping inside the gîte.
No candles or open flames are permitted anywhere inside the gîte.
🔥 BBQ Use
A large BBQ (suitable for up to 10 guests) is provided for your use. Guests must supply their own charcoal. Only the provided BBQ may be used—no personal BBQs, fire pits, or open flames are permitted without permission.
Candles are not permitted anywhere on the property.
📶 Wi-Fi & Equipment
Two Wi-Fi receivers provide full coverage throughout the property. These devices must not be unplugged, moved, or altered. Any disruption caused by tampering may incur a call-out charge.
🗑️ Rubbish & Recycling
Guests must sort waste into the appropriate recycling and household bins. Bins should not be left overflowing, and rubbish must be placed in the correct outdoor containers.
🗝️ Keys & Lockbox
Lost keys or damage to the lockbox will be charged at cost, including locksmith fees if required.
🏊 Splash Pool – Safety & Use
The splash pool is for the sole use of gîte guests. It is located in a fenced, gated field adjacent to the gîte. The pool is unsupervised.
- Children must be supervised at all times.
- The gate must remain closed at all times.
- No running, diving, or jumping.
- No food or drinks in the pool.
- No glassware near the pool.
- No candles, open flames, or personal BBQs in the pool area.
- Guests must not touch, move, or alter the pool pump or filtration system.
- Use of the pool is at the guest’s own risk.
The Owners accept no liability for accidents, injuries, or incidents resulting from misuse or lack of supervision.
🌡 Heating & Utilities
Water and electricity are included. From November to February, a €30/week heating supplement applies.
🧺 Linen & Towels
All bed linen, towels, and kitchen linen are provided. A travel cot with linen is available on request. Fresh linen is supplied weekly for stays over 2 weeks.
Beach/pool towels available for €3 each.
🔐 Insurance
Guests are strongly recommended to hold travel insurance including cancellation, belongings, liability, and medical cover.
⚠ Liability & Safety
The Owners are not liable for:
- Temporary disruption of utilities
- Loss, injury, or delays caused by weather, strikes, or events outside control
- Destruction or damage to the property before your stay (full refund provided if stay cannot proceed)
- Any accident, injury, or death during your stay
- Theft or loss of personal belongings
All damage or issues must be reported immediately.

Free cancellation up to 30 days before arrival. No refunds within 30 days.
Guest travel insurance is strongly recommended.
⚖ Legal Info
This contract is governed by French law. Any legal proceedings must be taken in a French court of competent jurisdiction.
The Owners’ maximum liability is limited to the amount paid for the booking.
